Design
Jennifer Lipman
In practice since 2010, most of it here at home. Space planning, materials, light, and the hundred small decisions that separate a house that photographs well from a house that works on a Tuesday morning.
A design-build practice in Santa Cruz County. Remodels, kitchens and baths, and ADUs — with one budget that holds from the first sketch to the last invoice.
Why we exist
You hire a designer. You fall in love with the drawings. Then the drawings go out to bid and come back forty percent over what you had in your head.
Now you are cutting the parts that made it worth doing. Or paying to design it twice. Or walking away from six months of work.
That failure has a location. It happens at the handoff — the moment finished drawings leave the person who drew them and land with the person who has to price them. Nobody is required to reconcile design and cost until it is already too late to do it cheaply.
Vantara removes the handoff. Our team designs it, led by Jennifer. Josh manages the build. You hear what a decision costs while you can still change your mind for free.
You also hear what it is worth. Josh spent over a decade selling homes in this county — enough of them to know where a kitchen stops returning what you put into it, which neighborhoods pay for a second story and which ones shrug, and what a buyer here will actually pay for an ADU. Some of those calls should be made on resale. Most should not. What matters is knowing which is which before the money is committed.

Construction management, real budgets, and a schedule that means something. Vantara manages the project end to end; the construction itself is performed by our licensed general contractor partners.
Market perspective
Over a decade selling homes in this county before building them. So we can tell you which parts of a project the market will pay for, which parts are purely for you, and why that is a fine reason to do them anyway.
The difference, drawn
A remodel is a single continuous decision. It only gets expensive when somebody cuts it in half.
Design, then bid, then build
A designer develops the drawings you fall in love with.
The handoff
Finished drawings go out for pricing. This is where the number arrives, and where projects get cut back to afford themselves.
Contractors price decisions that have already been made.
A team who was not in the room executes somebody else's intent.
The Vantara line
Your lot, your constraints, your real budget — before a single line is drawn.
Priced as it is drawn. Every decision comes with its cost attached, while changing your mind is still free.
Managed by us, performed by our licensed general contractor partners, against the number you already approved.
One team accountable from the first conversation to the last walkthrough.
We will also tell you when this is the wrong model. Ambitious architecture, a designer you already love, or a budget with zero flex — those are better served by hiring separately. Read the honest comparison

The number you found online is probably wrong. Here is what actually moves the price, and why.
We run a design-build practice. Here is an honest look at both models, including when hiring separately is the better call.
A real estate view of which projects return in this county, which are lifestyle purchases, and why those are different questions.
